CARMEL MOUNTAIN RANCH & SABRE SPRINGS

AVERAGE LIST PRICE: 4 BEDROOM $257,000 - 3 BEDROOM $ 2082000

Carmel Mountain Ranch and Sabre Springs are located off of Interstate 15, in the vicinity of Rancho Penasquitos, Rancho Bernardo and Poway. Both are neighborhoods of the City of San Diego and so new that they will not show up on many maps nor be included in Rancho Bernardo or Rancho Penasquitos. Both, however, are building town or neighborhood identities and many people in the 1-15 corridor speak of them as towns. Both are middle to upper-middle class. Both are within the Poway School District. Since the entire community has been built within the past ten years, tile roofs, walk-in closets, white-washed cabinetwork and smaller lots are the norm.

Carmel Mountain has about 4500 single family homes and condos, former more numerous than the latter. It has several golf courses, library, three parks and a community pool it shares with Sabre Springs. Carmel Mountain has a large and growing shopping center, many new restaurants, a movie theater and is developing a real sense of community.

Sabre Springs is located east of I-15 and south of Carmel Mountain Ranch. It covers about 1,500 hilly acres. Mostly single family homes with 3-5 bedrooms. Some of its land is set aside to protect Indian artifacts.
